Hotel Syracuse Garage
The Hotel Syracuse Parking Garage, located at Harrison, Warren and Salina Streets, reopened in September marking the first of many renovations currently underway for the Hotel Syracuse historic section and the Tower addition.
The 570-space garage has undergone a $3 million renovation including complete masonry, structural, and elevator repairs; new lighting; and a panic alarm system. The city of Syracuse has 200 parking spaces to lease to commercial businesses in downtown; the county of Onondaga will be using 200 spaces for temporary parking needs for the construction of the Onondaga County Convention Center Hotel and the 500 Building on S. Salina St. will be using 125 parking spaces for their tenants.
Hotel Syracuse
The historic section of the Hotel Syracuse has secured leases on the first floor to the Syracuse International Film Festival and Pascale Bakehouse & Café. In addition, Prudential First Properties plans to open a downtown office in the facility in the next few months. Prudential First Properties are the leasing and selling agent for residential and commercial units.
Pascale’s, who recently catered a 400-person wedding, has signed as the exclusive caterer for events at the Hotel Syracuse. Fifty events are already scheduled in the historic portion of the Hotel Syracuse in 2008. Reception rooms and meeting rooms available are the Historic Hotel Lobby, Persian Terrace, the Imperial Ballroom, the Empire Room and the Grand Ballroom. Renovations have been made throughout these areas, including restoration of the original terrazzo tile, vintage railings, windows, repainting and molding restoration. Future plans include restoring the original murals in the Persian Terrace, the original stairs in the Lobby and preserving the mahogany valet doors on the rooms.
Currently the Tower is being renovated into 75 market rate apartments. Apartments will be one- bedroom luxury, premium and standard units and two-bedroom units will average 1,600 square feet rented for $1,000 - $1,600 per month. Completion is scheduled for spring of 2008. A model apartment is scheduled for completion within three months. Additional office and retail leaseable space will be available on the ground floor, with a planned two-floor health club and a grocery store outlet.
Plans call for the historic section of the Hotel to have nine floors renovated as follows: three floors for hotel rooms, three floors for market rate apartments and three floors for condominiums.
These two tower projects at its maximum potential this will represent a 15 percent increase in downtown residents.
Symphony Square
Conceptual design plans have been prepared for Symphony Square, the conversion of East Onondaga Street to a city park. The city will be undertaking a RFP process to select a consultant to prepare the final plans and specifications for this park. Completion of the streetscape improvements will be scheduled to coincide opening with the tower apartments in the spring of 2008.
